Bare Bones Service Plan                

Your home will be placed on the REALTORS® MLS for up to (1 year) where over 48,500 real estate agents covering Cook and the collar counties will be able to show their buyers your property.

  • All showings will be handled by you. Your name will be on the MLS sheet for buyer brokers to contact for showing. You will also handle all of your own personal showings as well.
  • Once a contract is written by the cooperating REALTOR, (by Illinois Law) we must provide a minimum level of service and that shall include receiving and negotiate all contracts on your behalf until an agreement is reached. After the paperwork has been signed and earnest money exchanged hands, we will hand it over to your attorney for the closing.
  • Because you retain the right to sell your home at any time, we encourage you to hold open houses to look for that buyer. REMEMBER if you find the buyer you don't pay a Buyer's Broker fee.
  • Remember: The fee you are paying is to place your property on the MLS and contract negotiations only. If you want open houses or multiple photos on web sites those are at additional costs. Contact me for prices 708-602-5422

  • Your home will be placed on the REALTORS® MLS for up to (1 year) where over 48,500 real estate agents covering Cook and the collar counties will be able to show their buyers your property.

  • In addition to placing your home on the MLS, we will also place it on the major Internet sites that include REALTOR.com, ChicagoTribune.com, Yahoo.com, Homeadvisor.com, Homeseekers.com, Homes.com, Selectafee.com and HeatherDKing.com.

  • We provide a Select A Fee real estate sign for your use (if permitted by law and location). You may pick sign up at our office or have it shipped at your cost.

  • You will schedule all of your showing appointments between real estate agents and yourself. You should keep track of every Agent and phone number for your records for follow-up. For your convenience we provide a lock box to make your home easily accessible for showings.

  • Because you retain the right to sell your home at any time, we encourage you to hold open houses to look for that buyer. As a value added service, we even place your personally hosted open house in the REALTOR.com site, ChicagoTribune.com,  Selectafee.com and HeatherDKing.com site for buyers to contact you directly. Your Open house will also be placed in the MLS for agents to be aware just in case they have buyer for your home. If you do find a buyer we'll provide you a contract for your use to enter into agreement with the buyer you found. REMEMBER if you find the buyer you don't pay a Buyer's Broker fee.

  • Another value added service is we can put photos on all Web sites; REALTOR.com, ChicagoTribune.com, Yahoo.com, Homeadvisor.com, Homeseekers.com, Homes.com, Selectafee.com and HeatherDKing.com. ( Today buyers only look at properties w/pictures and/or visual tours).

  • VISUAL TOUR: National Association of REALTORS tells us that 77% of buyers don't even look at properties if it doesn't have visual tours. Buyers want to save time and they want see more than just the front of your home. We enhance your property for all to see by providing a Visual Tour on our Web Sites,and we collect a fee of $299 at closing. Visual Tours R Us, LLC does your visual tour. To view and example go to www.visualtoursrus.com. If you choose not to have a visual tour up to Six Pictures are Free on the web site.


  • REDUCED BUYER BROKER COMMISSION We also try to sell your home and if we find a buyer for you home we only charge a Flat Fee of 2% of the sales price. Again saving more money by using our service and we never do DUAL AGENCY!!

  • Once a contract is written by the cooperating REALTOR we will negotiate the contract on your behalf until an agreement is reached. After the paperwork has been signed and earnest money exchanged hands, we will hand it over to your attorney for closing.

You have two (2) options on how to pay for the Full Service program.

  • Option 1: Pay a Listing Input Fee of $995.00 and a **2.5% commission at closing.
    **The Buyer's Broker Commission is due at closing only if an Agent sells your home. This fee is negotiable at the time of listing.

  • Option 2: Pay a 3.5% commission at closing.. **2.5% commission to buyers  broker and 1%* to Select A Fee Real Estate at closing.
    **The Buyer's Broker Commission is due at closing only if an Agent sells your home. This fee is negotiable at the time of listing.
    *A minimum charge of $1,300 will be due Select A Fee Real Estate System at closing.

How much do I have to offer in cooperating Buyers  Broker commission to have other REALTORS Show my home?
The fee you offer is totally negotiable. You need to keep in mind that your property must be competitive with the other properties in your area. So take a look at what other brokers are offering and use that as a guide.
Understanding Broker's Commission
What is the MLS?
The REALTOR®Multiple Listing Service (MLS) is a computerized database containing all of the properties on the market through real estate brokerage companies. When anyone contacts an agent regarding a home purchase, the agent will search the MLS for properties meeting their criteria.

Is this the real MLS?
Yes. As a licensed broker, Select A Fee Real Estate belongs to the same MLS as other real estate companies. For example, Select a Fee Real Estate System belongs to the Multiple Listing Service of Northern Illinois (MLSNI) which covers 6 counties has over 48,000 realtor members in the Chicagoland area.

Will my listing look the same as all the other listings?
Absolutely. Listings are all formatted by the MLS and all are identical.

Can I still sell my home "By Owner"?
Yes. Unlike listing your home with a traditional real estate company Select a Fee Real Estate System will not take away your right to sell your home by owner. In fact, Select a Fee Real Estate System encourages you to market your property by owner. Our only restriction is that you do not place a "For Sale By Owner" sign in your yard or window while listed in the REALTOR®MLS.

Why can't I use a "For Sale By Owner" sign?
We have found that Realtors are reluctant to show a buyer a home that has a "For Sale By Owner" sign. Therefore to use your own sign would eliminate any benefit of being in the MLS.

Why do I need to be listed in the MLS?
To get the word out!! 85% of all home buyers get their information from REALTOR agents using the MLS. Once you make the decision to sell your home, it is important to sell it within the first 90 days. Homes that are on the market longer than 90 days develop a reputation of being over priced, or something is wrong with the property. Listing in the MLS will bring qualified buyers to you as soon as possible.

Will you list my home on the internet?
Yes! As Realtors, Select a Fee Real Estate System works through your local MLS to add our listings to their high-traffic Real Estate website such as REALTOR.com, ChicagoTribune.com, MLSNI.com, Homeadvisor.com, homeseekers.com, and HeatherDKing.com just to mention a few.
